Modular Housing Project reaches key milestone in Montreal

A major milestone has been reached in the Acadie modular housing project, with all 26 highly prefabricated housing units now installed at the construction site on de l’Acadie Boulevard.

The project, led by the Coopérative d’habitation Monde-Uni, will provide 17 studio apartments for single residents and nine family-sized units. Tenants are expected to move into the building in October 2026.

“With the modular housing what we learn and this is very important for the city of Montreal is that we can be fast and less expensive and this is basically one of the solutions that we will use in order to address the prices that we live right now,” said Caroline Braun, Responsible for housing with executive committee of the city of Montreal.

Government and municipal officials gathered Thursday to mark the completion of the module installation phase. The $10.1-million development is supported by more than $3.7 million in provincial funding through Quebec’s Affordable Housing Program and over $1.9 million from the City of Montreal.

“This highly prefabricated modular housing project in Montréal demonstrates that by focusing on innovation and collaboration, our government is able to accelerate the creation of affordable housing while meeting the needs of communities,” said Chantal Rouleau, Minister responsible for Social Solidarity and Community Action and Minister responsible for the Metropolis and the Montréal regional. “I am proud to see this new approach take shape and contribute to building quality living environments for the city’s citizens.” Hats off to the partners who are helping to move this important project forward.”

The Acadie project is one of 11 developments selected under Quebec’s first call for highly prefabricated modular housing projects, launched in 2025. The Magil-Tisseur consortium was chosen to deliver the project, while Bonneville Industries manufactured the modules.

“The housing affordability crisis is forcing us to build faster and differently,” said Soraya Martinez Ferrada, Mayor of Montreal. “These prefabricated units demonstrate the sense of urgency and collaboration needed to house more Montrealers, faster. Congratulations to all the partners involved in this innovative project that will bring more stability to families and people who will find a roof over their heads.”

Quebec also announced five additional modular housing projects under a second call for proposals, which together will create 192 new housing units across the province.
