Toronto Housing Market Slumps: Sales Dip and Prices Drop in July, Reports Local Real Estate Board

The real estate market in the Greater Toronto Area experienced a cooling trend in July following several months of growth. In the past month, 5,995 homes were sold, a slight decrease of 0.9% compared to July 2025, but a 3.2% increase from June when adjusted for seasonal variations.

According to the Toronto Regional Real Estate Board, the average selling price dipped by 4.5% year-over-year to $1,003,956, while the composite benchmark price, representing the typical home, also dropped by 4.6%.

New listings in July numbered 14,484, marking a notable 17.8% decline from the previous year. TRREB president Daniel Steinfeld pointed out that the increased proportion of sales to listings could limit negotiation flexibility for buyers in the future.

The total active listings in the GTA decreased by 12.1%, with an inventory of 26,098 properties available. These shifts signal a potential shift towards a more competitive market environment.
